The space
My apartment has been furnished to a high standard, with soft thick rugs and colourful accents. It’s perfect for just a couple or a whole family with plenty of comfortable, flexible bed space for up to eight guests. It has a large, private lawned garden which is a real sun trap, with a decked area with table and chairs for enjoying outside meals on warm days. There’s a spacious living room with an open fireplace, a kitchen, two double bedrooms and a bathroom. The beach and Rockwater restaurant are an easy 10 minute walk away. We are happy to host one small dog who brings their own bedding and bowls.
The apartment is situated in a peaceful tree lined street of Victorian houses, right next to the boutique shops, cafes and restaurants of Poet’s Corner. Access is via a communal entrance hall, shared with only the upstairs apartment.
The entrance hall leads straight into the spacious living room with french doors opening out onto the peaceful, sunny garden. The living room has two comfy sofas to relax and watch the wall mounted Smart TV or enjoy gazing into an open fire in the cast iron fireplace. One of the sofas is a pull out double sofa bed. A large wooden table with benches provides the perfect area for dining or enjoying a morning coffee while planning your day. Cool shades of grey and white are used to decorate throughout, with accents of colour in each room, complimenting the high ceilings and period features.
The well equipped, separate kitchen is accessed off the living room. Here you will have use of a dishwasher, gas hob, oven, microwave, kettle and toaster. The kitchen leads through into a utility area with the washer, fridge freezer and central heating boiler and then into the newly fitted bathroom which consists of a bath with rainfall shower head, a sink vanity unit and toilet.
There will be some complimentary tea/coffee in my apartment (sorry, no coffee machine). I hope this will be useful for those arriving after a long journey! If you wish to purchase more supplies for your stay there are Coop and Sainsburys supermarkets just a two minute walk away.
The two double bedrooms are accessed via the entrance hall. The master bedroom is a very spacious, bright room with a super king sized bed, a mirrored double wardrobe with drawers, a laptop area for working and a velvet single day bed with a further single pull out bed underneath. It’s the perfect peaceful space for rest and relaxation. The second double bedroom has a zip and link bed which can be made up as twin beds or a king size bed and a built-in wardrobe with drawers.
We provide fresh white bedding and towels (hand towel and bath towel per person) as well as miniature travel sized bottles of shampoo, shower gel and soap.
TRAVEL COT
A travel cot and mattress are available to borrow upon request, subject to availability, and at an additional cost of £20. Please ensure you message before hand so that I can arrange for the installation. Guests will need to bring their own cot bedding, including a bottom sheet. (I am afraid highchair requests cannot be met).
Guest access
Guests will have access to the entire apartment. Entrance is via a communal door.
PARKING
There is paid on street parking directly outside of the property. This is through the Paybyphone App. The chargeable hours on Modena Road are 9am to 8pm. However some of the adjacent roads have just two chargeable hours a day of 10-11am and 7-8pm.
Aldrington Station is a 6 minute walk away.
There are regular buses running to all areas of Brighton and Hove from the bus stops on Portland Road next to the apartment.
Other things to note
CHECK IN / CHECK OUT
Check-in time is after 3pm and check-out time is before 11am. A £50 charge will be requested if guests check themselves in early without permission or if guests do not check out on time as this will cause disruption to my cleaner’s schedule.
Please note that you will be charged £100 for lost keys, so please be careful with them.
NO PARTIES
NO SMOKING
One small dog is allowed but guests will need to bring their own dog bed and bowls and the dog may only sleep in its own bed.

Excellent range of shops on Portland Road, 1 minute away: Sainsburys, coffee shops, health food shop (Down to Earth), health treatments (Tree of Life).

On foot, Aldrington is 6 mins away, Hove 18 mins away, and Brighton 46 mins away

The online verification process requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.
Once verification is successfully completed, the check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
