This exceptional 17th-century barn and former miner’s cottage has been meticulously rebuilt to blend historic character with high-spec contemporary design. Set in an elevated position west of Coniston Water, the property enjoys uninterrupted panoramic views across the Lake District National Park and down the Duddon Estuary to the sea. Original features have been thoughtfully combined with modern materials, creating a home that feels both authentic and luxurious.
From the moment you step into the vaulted entrance hall with its glazed gallery and striking Oak and glass staircase, the sense of space and light is immediate. Large picture windows frame the surrounding landscape, ensuring the scenery is always part of the experience.

Second Lounge
A further open-plan lounge and dining area provides additional space to relax and unwind. This room is ideal for quieter moments or for giving different generations their own space to enjoy.
Please note that the second kitchen is not in use. We kindly ask that you do not bring any items from the main kitchen into this area.
A separate utility room with washing machine and tumble dryer adds practicality.

Bedrooms
Master King Suite – A truly special space with panoramic windows, patio doors to a glass balcony, and sweeping views down the Duddon Estuary. The luxurious en-suite features a double-ended bath positioned to enjoy the scenery, plus a separate shower and WC.
King-Size Bedroom – Includes a large en-suite bathroom and its own private balcony.
Double Bedroom with En-Suite – Stylish and comfortable with private bathroom facilities.
Double Bedroom with Garden Access – Patio doors lead directly outside. This room has access to the bathroom downstairs.
Mezzanine Level
Overlooking the main lounge, the mezzanine offers a peaceful retreat with a double sofa bed (suitable for one adult or two small children) and a relaxing reading area with a selection of books.
Outdoor Areas
The outdoor space is designed to maximise the spectacular setting.
Separate terraces are thoughtfully positioned to capture views in every direction, each with benches in place so you can sit back and take in the surroundings.

This is a rare opportunity to stay in a property that seamlessly combines heritage, scale, privacy and luxury, perfect for family gatherings, celebrations or simply escaping to one of the most beautiful landscapes in Cumbria.
During your stay, you will have exclusive access to the entire property, including the house, private garden, and hot tub. Everything is yours to enjoy, so you can relax, unwind, and make the space your own for the duration of your stay.
We are pleased to welcome up to four well-behaved dogs.
We kindly ask that dogs are kept off the beds and furniture, that you bring their own bedding and towels, and that all waste is cleared up promptly.
There is a charge of £25 per dog for the stay, we allow 4 dogs to stay.
Guests receive a starter pack: toiletries, 2 toilet rolls per bathroom, 1 kitchen roll, and tea & coffee (usually lasts 2 days).
The barn is remote, so we recommend shopping before arrival.
Keep the entrance gate closed at all times.
Please use wood only in the log burner. Paper, plastic, or any other materials must not be burned.
The barn is semi-detached, with the white property situated at the end; however, it is completely separate from the barn itself.
Logs are available to purchase locally from a nearby farm. If you would like to buy wood during your stay, please let us know and we will be happy to provide the contact details.
Do not change heating or hot water programs.
No parties; please respect neighbors.
Self check-in is available; no direct contact is needed.
Travel cot sheets are not provided during your stay.
IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.
The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.
Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
