This apartment has a bright and spacious living room with a incredible views of the Pentland Hills. You can also find two double bedrooms and a cosy single bedroom making for an excellent base for families who are seeking a homely and cosy environment in the heart of the stunning Morningside area.

The space
Wooden flooring and high ceilings throughout the flat is highlighted by lots of natural light, making my apartment the perfect place for a staycation.

In the living room, you can take your pick from a sizeable three-person sofa or a cosy two-seater to kick back and relax while the Smart TV complete with Virgin Media will keep you entertained after a long day exploring! Admire the beautiful sunset over the Pentland Hills from the comfort of this spacious living room.

My property sleeps max 5 people . The fully equipped kitchen provides plenty of space for guests who enjoy cooking together, with a family sized dining table and chairs perfect for sharing a lovely homemade meal with your loved ones.

Both the main bedroom and the second bedroom are generous in size with comfortable large double beds in each room and provide excellent storage space. The cosy single bedroom is perfect for any additional guests or children. Each bed is fitted with hotel style white bed linen along with a hand & bath towel for each guest.

Guests have access to the utility room for washing and hanging up clothes. This is the perfect spot for any additional storage needs, allowing visitors to pack away their bags and fully settle into this beautiful Morningside home.

Please note that this property as it is a old historic building it is located on the 3rd floor with no lift access(worth the view though!)

Check in / Check out
Check-in time is after 4pm and check-out time is before 10am. A £30 charge will be requested if guests check themselves in early without permission or if guests do not check out on time, as this will cause disruption to my cleaner’s schedule.
*The full address will be provided prior to your check-in, together with the access details.
* Please note there will be a fee for lost keys, £100 and Please note that a fee of £50 will be charged for call-out if you forget the keys inside the flat. The full cost of lock replacement will be charged for lost keys – please be careful with them.
* A £100 will be applied for late checkout.
* We provide complimentary tea and coffee, as well as travel-sized bottles of shampoo, shower gel and soap. Other items provided during your stay are a washing-up pack, toilet roll and kitchen roll. These should last a couple of days. If more is needed, there will be there a shop nearby if you need anything additional.
* We love our neighbours so please respect the building and be considerate when it comes to noise levels.

During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.

      Be aware of the hidden charge, otherwise it is a great accomodation. The room is clean and nice with bunches of useful facilities, great location and staff is in time for responding.. Hidden charge after making a non-refundable payment. You need to pay either £40 for damage waiver, or still have to pay £10 and let them hold you £5,000 against your card. In their property information, they didn't mention the amount, also misleading information about the refundable deposit while you still have to pay that £10 "processing" fee. The amount is small but is definitely making you feels not comfortable. Better to have all information clear and transparent.       Very convenient for visiting Edinburgh,next door to Waitrose all in all a pleasant stay.. Location, it was comfortable.. The sitting room was cold as the thermostat for the heating is at the end of the corridor so despite the thermostat being set at 20,and the heating was working,the sitting room was much colder.       Cute apartment 15 minutes from centre by car. Huge apartment - extremely clean and very cosy :) Has a smart TV with Netflix/Amazon Prime ect which was a nice touch. Provided toiletries which saved us a trip. Waitrose and Dominos round the corner! The double beds were small, just about fit us both in but nonetheless comfy.
