House Rules
We want you to have a comfortable stay and enjoy the space as your home away from home. To make sure everything runs smoothly and respectfully for both you and our neighbours, please read and follow these rules carefully:
Quiet Hours & Noise
Quiet hours begin at 10:00 PM each night, and we ask that voices, TV, and music are kept to a respectful level. Loud music or disruptive behaviour is not permitted at any time. If excessive noise causes complaints from neighbours, security may be called and guests may be asked to leave without refund.
No Parties or Events
This property is strictly not suitable for parties, gatherings, or events of any kind. Any evidence of parties will result in immediate removal by security with no refund, and any associated damages, extra cleaning, or neighbour complaints may be charged.
Only the guests listed on the booking may stay overnight. Extra guests are not allowed unless approved in advance, and unauthorised guests will incur a £50 per person, per night charge. Please be honest about guest numbers to avoid issues at check-in and during your stay.
Smoking
Smoking, including vaping, is not permitted indoors. If smoke or evidence of smoking is found inside, a £1000 charge will be applied to cover deep cleaning, deodorising, and any damage caused. Smoking is permitted outside only, and cigarette ends must be disposed of safely and respectfully.
Illegal Substances
The use or possession of illegal substances or related items is strictly prohibited. Evidence or reasonable suspicion will result in a £1000 charge for removal and cleaning, with further costs applied if necessary.
Security Call-Outs
If security staff are required to attend due to noise, parties, or other issues, a £50 fee will be charged per call-out. If security is called more than twice, guests may be asked to leave the property immediately, and an additional £350 eviction fee will apply.
Rubbish & Cleanliness
Guests are asked to dispose of rubbish in the bins provided, empty the fridge before check-out, and avoid leaving open food behind. Excessive rubbish, food waste, or cleaning beyond standard requirements may result in additional charges.
Check-In / Check-Out
Check-out is strictly 10:00 AM to allow our cleaners to prepare the property for the next guests. Late check-outs are charged at £25 per half-hour unless pre-approved, and early check-in may be available for £25 from 2 PM depending on cleaning schedules. Keys must always be returned to the lockbox provided, and lost or unreturned keys may incur replacement costs.
Stays Over 7 Nights
For stays longer than a week, additional housekeeping services such as cleaning and linen changes can be arranged on request for an extra fee.
IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.
The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.
Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
