On entering the property, you’re welcomed by a spacious hallway. To the left, the main living room has been thoughtfully decorated with comfort in mind, offering a warm and inviting space to relax after a day exploring the city. Further along the hallway, also on the left, is the dining room, a bright and versatile space for shared meals, which also features a dedicated workspace—perfect for those working remotely during their stay. We also provide a large second monitor for guests to use.
At the end of the hall, you’ll find a well-stocked kitchen, fully equipped with everything you need to prepare meals at home. Just off the kitchen is a utility room with a washing machine, tumble dryer, and additional storage, making longer stays especially convenient. To the rear of the property, guests can enjoy a lovely outdoor space complete with seating and furniture—ideal for morning coffee or evening drinks.
Up the first set of stairs, the first floor offers a beautiful bathroom with both bath and shower, a separate W/C, and two bedrooms. The master bedroom features a TV and ample storage, while the second bedroom is equally comfortable and well appointed.

There will be some complimentary tea/coffee waiting for you which I am sure will be useful for those arriving after a long journey! If you wish to purchase more for your stay there is a Sainsbury’s Local located on Bootham as well as larger supermarkets located on Foss Island Road.
Fresh white bedding and towels are provided (hand towel and bath towel per person), as well as miniature travel sized bottles of shampoo, shower gel and soap.
Managed by a professional co-host of Airbnb, this property is professionally cleaned and the linen/ towels are removed from the property after each stay and replaced with freshly laundered supplies. The property is set up to offer remote access with easy self check in and we also offer 24/7 guest support should you need any assistance during your stay.
Guests will have access to the entire house.
CHECK IN / CHECK OUT
Check-in time is after 4pm and check-out time is before 10am. A £30 charge will be requested if guests check themselves in early without permission or if guests do not check out on time as this will cause disruption to my cleaner’s schedule.
Please note that you will be charged £100 for lost keys, so please be careful with them.
PARKING
We can offer parking for one car during your stay. This is managed with digital parking permits and will allow you to park in parking zone R35, which includes Grosvenor Terrace and Bootham Crescent. In order to arrange this, please provide your license number at the point of booking and we will register your vehicle for parking with the council.
My property management team will be available 24/7 via email, or phone to provide any assistance my guests may need.

During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.
Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
