Forget your worries in our spacious home nestled in a quiet Cotswold village near Chipping Norton.

Relax by the open hearth fire in the living room with stunning views or enjoy cooking on the cast iron range cooker in the kitchen. A separate dining room is perfect for entertaining. There’s also a utility room & WC downstairs.

Upstairs are 3 double bedrooms including an ensuite and a twin, serviced by a family bathroom.

Outside there’s a vast landscaped garden with views out into open fields.

Step inside and enter into the welcoming spacious hallway.

To the left, you’ll find a formal dining room, ideal for hosting elegant dinners or brunch for six.

The fully-equipped kitchen beyond features an Everhot electric cast iron range cooker, separate oven & hob, large island perfect for all your cooking prep and small dining table for casual meals. A separate utility room is conveniently located for your laundry needs.

The large sitting room boasts comfy sofas, an open hearth fire, Smart TV with Sky+ and spectacular views of the garden and beyond. For your convenience, there’s also a downstairs WC.

Upstairs, the 3 bedrooms are generously proportioned. The master bedroom enjoys stunning 8 mile views of the Cotswolds. The second bedroom features an ensuite shower room, while the third bedroom offers two single beds, perfect for children or friends. These bedrooms are serviced by a family bathroom with a bath and overhead shower.

Completing the picture is a beautifully landscaped west-facing garden and terrace with seating, enjoying breath-taking views and stunning sunsets.

Guests have access to the whole detached property as described.

However, there is a study and internal garage on the ground floor and a bedroom on the first floor for our own personal use which are locked & inaccessible.

There is ample parking for at least 3 cars on the private driveway at the front of the property.

This is our own home here in the UK located in a quiet residential area with many of our own personal belongings, so is not a purpose built holiday let. We therefore ask guests to please be respectful and entirely considerate of our home and neighbours when staying here.

There is direct open access from the garden to the field beyond where horses, cattle & sheep graze. Please therefore be respectful of the farm animals and do not wander beyond the garden perimeter.

Quiet hours are from 10pm to 7am, please respect these timings and keep noise to a minimum.

Sorry no pets allowed due to the open access of the fields where farm animals roam.

Standard check-in time is from 4pm onwards and check-out time is by 11am.

Mid-stay cleans and/or linen changes can be organised on request for an additional charge.

We can supply a travel cot & high chair for an additional cost of £25 per stay, please kindly request these at the time of booking.

Please note that a £50 callout charge will apply for misplaced keys and £100 will be charged for lost keys, so please be careful with them and place them back in the lockbox when you check-out.

The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
