About this space
This unique flat is situated in a central location yet in a quiet residential area. The stylish space is airy and welcoming, benefitting from a modern courtyard that is perfect to unwind in after a day’s sightseeing. Positioned right under the beautiful Iron Bridge, you are only a 5 minute walk from Exeter High Street and right only a 10 minute stroll to the canal-side. This is the perfect bolt hole for those who want a quirky, cool city break in a space that can sleep up to 4 people.

The space
Tucked away in a quiet cul-de-sac, the front courtyard welcomes you into this modern apartment. The home has been stylish decorated with a contemporary design. This combines with the spacious layout provides a loft apartment feel. This home is a studio, with a well equipped kitchen and the bed is set aside so it feels as though the living space is separate from the sleeping area. The shower room is modern and has a white suite that gives a nice clean finish.

There is also a click-clack sofa bed that can be used by 2 guests if you wish, however, we do not provide linen or duvets for this and ask that guests bring their own.

Guest access
The home and courtyard is yours for the entirety of your stay. You will not share any spaces with anyone else.

Other things to note
Please note, we do not provide linen or duvets for the sofa bed.

The holiday home is equipped with small hand soaps, toilet roll and basic kitchen items such as a sponge, washing liquid, bin liners and salt & pepper. If you want anything specific, such as liquid hand soap or kitchen roll, please ensure you bring this with you for your stay.

If you wish to extend your stay, you must check with our team. The earlier you check, the better as we are sometimes unable to reschedule cleaning to suit. We must provide at least 48 hours notice to our cleaners.

Pass the Keys® provides a high standard of service for short-let properties. Each property is professionally maintained and cleaned, with hotel-quality linen. We also provide 24/7 guest support and local personal service before and during your stay.

You are welcome to use and enjoy the outdoor seating areas. We do kindly ask that guests clean up after themselves and leave these facilities in a state that is suitable for the next people staying, as our cleaners will be unable to provide a full garden overhaul at each changeover.

If the management team are called out to a resolve an issue where you are at fault, you will incur a £50 callout charge, i.e. if you cannot connect to the Wi-Fi, but you have unplugged the router.

Additional rules
– Parties are strictly prohibited, this is a quiet residential area, not suitable for events
– Extra guests are not allowed unless previously authorized
– Respect for neighbors is highly appreciated. Please keep the noise down, especially after 10pm
– Please make sure to lock the door and all the windows when leaving the property
– Please be careful to turn off the heating when you leave to help us manage bills and keep the home available to book at a reasonable rate
– Please feel free to use the outdoor area, however we’d appreciate you cleaning up after yourselves as our cleaners don’t have time to do a garden overhaul at each changeover
– Please report any maintenance issues immediately so we can address them as quickly as possible. However, we will have to make a £50 call out charge if we are called out for something that is user error (i.e. entering the Wifi code incorrectly and reporting a problem with connectivity.)
– Please check out on time at 10:00am. Our cleaners have very busy schedules and we will have to charge £50 for any late departures to cover their expenses for waiting
– There is a £100 charge for failure to leave the keys in the key safe on departure. This is because we will have to conduct an emergency lock change for safety reasons

The home and garden is yours for the entirety of your stay. You will not share any spaces with anyone else.

Important: We are committed to protecting our properties which is why we’ve partnered with Know Your Guest, the leading vacation rental guest-screening provider. Please note that before your booking begins, you will need to verify your details and ID through Know Your Guest. You will also be given the choice between paying a refundable deposit or buying a non-refundable damage waiver. We suggest you buy the damage waiver as this protects you in case you cause accidental damage during a booking.
